What we do

Design Management Construct is a project management company for construction or fit outs for the office and retail branch. You will need to run your business and do what you are good at to keep that business running. Therefore you do not have the time to do other tasks besides your  daily tasks. This is where we can support/take over and use our experience and knowledge of managing fit outs and construction projects. With the years of experience and knowledge of the market we can guide your journey and make this to a pleasant experience. Our specialism is to guide the work from the start and to help you understand the process. This will be completely done by our Project manager.

With the start of the project we mean the initiative phase in which the company understands that the current location does not fulfill their needs anymore. We can then clarify with case studies what your organization needs for now and for the future. The budget and program will also be defined during these studies. The result can be a complete new location or a remodel of your current location.

The next step is that our architect will manufacture drawings with the cases studies as foundation. These drawings will be presented together with samples of fabrics that will clarify the look and feel.
During the complete process the Project manager will guard the budget. When drawings are approved by the Project manager the Project manager will request several proposals from multiple subcontractors. The subcontractors are well known or  they will be checked in detail.  After receiving the proposals, the subcontractors will be challenged by our Project manager. This is to see if they have the requested knowledge of the project. All the proposals together show the actual value of the project.  When the proposals have been checked and agreed upon by the Project manager; he will contract the subcontractors on behalf of the client.

The actual execution of the project can now start. DMC will make a decision, depending on the project, about the best person to guide the process. Normally this will be done by our Construction manager. He will manage the execution in detail on H&S, quantities, logistics, program, dimensions, finishes and will make sure that there is an excellent workflow. The Project manager will check quality, budget and program and will chair all meetings with subcontractors and with the client during this process.
When the execution of the project is finished the handover will be done towards the subs and, after that, with the client. The snagging will be followed up and the financial aspects will be closed.
